Height and flood elevation together

Like the other coastal towns, Ocean View sets a maximum building height, and a large part of the town sits in mapped flood zones with a required lowest floor elevation. Those two constraints interact directly. The datum the town measures height from, and whether it is the crown of the road, existing grade or base flood elevation, determines how much building you get above the required floor level.

Confirm that measurement rule with the town's planning and zoning office before the design is fixed. It is a single question with a large answer, and it is the most common thing that forces a redesign in this part of the county.

Lots and density

Ocean View's residential districts run tighter than rural Sussex, with town sewer available across most of the developed area and lot sizes to match. Many people building here are replacing an older single-storey cottage from an earlier era of the town with something considerably larger, and the setbacks and lot coverage limits are what govern how much larger.

Lot coverage is worth checking early. On a compact coastal lot, coverage limits frequently bind before setbacks do, and they include more than people assume.

Sandy ground, high water, salt air

The ground here is sandy with a high water table, which rules out basements in most cases and pushes toward slab or elevated foundations, the latter often required by the flood mapping anyway. Piles or piers are common where the flood zone demands it.

Salt air is a real material consideration this close to the water. Fasteners, connectors, flashing, hardware and exterior finishes all need specifying for a coastal environment. The cost difference is modest at build time and the difference in how the house looks after ten winters is not.

Why the trades matter more than the office here

Ocean View is the far corner of our range, about an hour and forty-five from the Bear office. On a coastal build that makes the subcontractor base more important than it would be anywhere else, because elevated foundations, flood-compliant detailing and coastal material specifications all have more ways to go subtly wrong.

So we use coastal crews who do this work every week rather than bringing northern framers down to learn it on your house. A crew that frames beautifully in Newark does not automatically flash a pile foundation correctly. We would rather be honest that the value here is in who we put on the site, not in how fast we can get to it.
