The county seat advantage
Sussex County's planning and zoning functions operate out of Georgetown, so when something needs a conversation in person rather than a form, this is where it happens. Over a build that is worth more than it sounds. Questions that would sit in an email queue get resolved by someone walking in, and on a Sussex project we plan our trips down to cluster those in.
Inside the town limits Georgetown issues its own permits under its own code. Outside them you are on county zoning, which for most of the surrounding land means AR-1 and the three-quarter-acre septic minimum.
Lots in and around town
The older town centre around The Circle has compact lots on a historic grid, with the constraints you would expect: limited frontage, close neighbours, existing structures. Newer residential development around the edges offers more conventional ground.
The genuinely interesting building land is outside the limits, on the agricultural ground that surrounds Georgetown in every direction. That is AR-1 territory, and the cluster provisions are worth understanding there: a septic lot can come down to half an acre and a sewered one to 7,500 square feet under cluster development, which can change what a parcel will yield.
Ground conditions sit on a transition
Georgetown is roughly where the better-drained central Sussex soils start giving way to the wetter, sandier ground that runs east toward the inland bays. Depending on which side of town your lot is on, the water table answer can be quite different.
That makes test pits genuinely informative here rather than a formality. We have seen two parcels within a mile of each other return a straightforward gravity system on one and an engineered system on the other. The plat gives no hint of it.
Being honest about the drive
Our office is in Bear, about an hour and twenty-five from Georgetown. We are not going to tell you that is the same as being down the road, because it is not. What we do instead is run Sussex work with a Sussex subcontractor base we have used for years, and schedule our own visits around the points in a build where someone genuinely needs to be standing on the site.
